5-BEDROOM FISHER ISLAND CONDO BRINGS $4.5 MILLION

Hot Property: South Florida spotlights selected luxury home sales in Miami-Dade, Broward and Palm Beach counties.
Jose Turnes paid $4.5 million for a five-bedroom, five-bath condominium on Fisher Island. That turns out to be $686.28 per square foot for the 6,557-square-foot property at 5162 Fisher Island Dr. The building was constructed in 2004. The seller was Fisher Island Holdings, whose president is David Aim.

Fisher Island, south of Miami Beach, primarily consists of approximately 700 low-rise Mediterranean condo apartments encircling a golf course.

ISLAND ESTATES HOME

SELLS FOR $4 MILLION

Arthur Snow and his wife Diane have sold a home at 4028 Island Estates Dr., a private gated community in Aventura, for $4.195 million, or $678 per square foot.

This community consists of 22 single-family homes, all waterfront with Intracoastal views. The home has five bedrooms and 61/2 bathrooms and a boat slip. It was built in 2001 and consists of 6,184 square feet of living area on a 10,954-square-foot lot.

The new owner is Eileen Burstyn. At the time of the sale the listing price was $4.25 million. The previous sale of this property was for $2.65 million in June 2001. The listing broker was Art Snow of Coldwell Banker Residential Real Estate.

BOCA RATON MANOR

SELLS FOR $5.9 MILLION

A new Portuguese manor-inspired estate at 236 W. Coconut Palm Rd. in Boca Raton has sold for $5.937 million, or $620 per square foot. At the time of the sale, the listing price was $6.495 million. The home is in the Royal Palm Yacht and Country Club of Boca Raton, a neighborhood of estates with golf course views and waterfront homes. The mansion has 9,578 square feet total area, which includes five bedrooms, six full bathrooms and two half bathrooms and 100 feet of water frontage.

The seller was Roberto La Rocca Mariotto, as a trustee of the MLR Irrevocable Trust, and the new owners are Duane Stiller and his wife Dalia. The property previously sold in July 2002 for $2.1 million. The listing broker was Joseph Liguori of Premier Estate Properties.

SNAPPER CREEK LAKES

COLONIAL IS NEW

A new Colonial estate at 10305 Coral Creek Rd. in the Snapper Creek Lakes subdivision of Coral Gables has sold for $4.7 million, or $568 per square foot. At the time of the sale, the listing price was $5.199 million. The home, built by Edge Hill Builders, has six bedrooms and 71/2 bathrooms in 8,279 square feet of living area. The lot is 57,499 square feet.

The seller was Edgehill at Coral Creek, whose principal is Edward Henkin. The buyers were Shane Samole and his wife Susan. Shane Samole is president and owner of Excalibur Electronics, which was founded in 1992.

Prior sales for this property include one in August 2001 as land only for $1.325 million. Teresita Bernace of Shelton and Associate Realtors handled the sale.

DELRAY HOME SELLS

FOR $7.6 MILLION

A new Grand Tuscan lakefront estate, built in 2003, has sold for $7.6 million, or $690 per square foot. The house, at 9293 Hawk Shadow Ln., Delray Beach, is in Stone Creek Ranch, a private enclave of lakeside estate homes developed by Kenco Communities.

At the time of the sale, the listing price was $8.75 million. The estate has seven bedrooms and 81/2 bathrooms, which includes a guest house of one bedroom and one bathroom. The living area consists of 11,018 square feet on a lot of 2.51 acres.

The seller was Cudmore Estate Homes, whose managers are Terence Clidmore and Robert Picow. The new owner is David M. Shaw, trustee of the Leah Lyons Land Trust Agreement. The listing agent was Alex Curcio of Premier Estate Properties.
